Investing in Real Estate Limited Partnerships

The investment method proposed by Emerald Cove is one of proven success. Our investment process begins by meeting and determining an individuals criteria for investment. We offer direct investment in income producing, multi unit residential apartment building and commercial properties leased to multi-national corporations, at high yields.

The process begins with the identification of one or more properties which meet are rigerious requirements:
High yielding properties in good to improving areas that are purchased completely teneted and with documented past income. We will only propose an investor properties that we ourselves are prepared to invest in. We will take an equity position in each project, placing our own money alongside the investor's.
Once an investor has determined the investment opportunity is right for him, the following simple steps to ownership are enacted:

Property is identified, offer if made and purchase date set.

- Identification of property matching our criteria.
- Creation of LLC (similar to SRL) Investor is a non managing principal and Emerald Cove is the managing principal.
- Funding of initial investment to new U.S. Company.
- Offer to Purchase property.
- Offer is Accepted.
- Emerald Cove seeks financing of 60-70% on property.
- Property is purchased with funds from 60-70% bank financing, 30-40% funds from investor and Emerald Cove Partners.
- A Review of management & any necessary maintenance or improvements is evaluated.
- Bank accounts are set up and the investor receives quarterly statements on earnings and expenses from the property.
- Investors dividends are distributed quarterly according to his indications.

This is a very simple form of company which is often used between two private investors. The LLC's initial investment contribution is determined by the client and the amount he is willing to invest. The investor is a non-managing partner, mearning he benefits from all dividends in proportion to his equity investment and ownes direclty the real estate purchased. Emerald Cove also invests and takes an eaquity position in the property, also acting as the managing principal. The relationship between the investor and Emerald Cove as managing partner are covered in complete detail in the partnership agreement.

- Formation of a Limited Liability Company
- Investor buys 70% of company & Emerald Cove 30%

This LLC is formed soley for the one purpose of purchasing a single piece of property (Once the LLC is formed, the initial investment funded &an offer is made on a specific property this becomes binding on the investor and they may no longer withdraw their offer or funds.

If we are not successful in bidding on the desired property, the investor may choose to seek another property or dissolve the LLC.
